Circular Capital held its Annual General Meeting (AGM) as part of the 5th Circular Construction Summit, organized by Grupo Construcía together with other strategic partners. The event brought together investors, partners, and industry leaders to present the evolution of its portfolio, the results for the 2023–2025 period, and the key drivers of growth for the next three years.
Results and Strategic Vision
The company reaffirmed its purpose: to break the mold of the real estate and financial ecosystem, leading a new era where investing means generating measurable positive impact on people, businesses, and the planet, aligned with the European taxonomy.
Among the most notable milestones:
- In its current portfolio, through its Circular Homes brand, the company is developing six residential projects in Madrid and Barcelona, in high-value and high-demand areas such as Madrid Río, Sant Cugat del Vallès, Cabrera de Mar, Torrelodones, and Caldes d’Estrac. These projects combine consolidated urban environments with exclusive natural and coastal locations. Altogether, they total 11,720 m², 84 units, and an aggregated value of €62 million, with an average portfolio return of 23.7% IRR and a Cash-on-Cash multiple of 1.71x.
- Additionally, within this ecosystem, Circular Capital manages alternative investments in innovative companies such as Natuka, Honext, and Senniors, with a combined volume of more than €28 million.
Measurable Impact
Circular Capital’s projects not only generate economic value but also deliver tangible, measurable, and verifiable environmental and social impact. This impact is quantified by systematically comparing each project with a reference baseline, defined as a representative scenario of a conventional building that complies with current regulations. This baseline provides the objective framework against which improvements are assessed and verified.
- Overall carbon footprint reduction of 53%
- Circularity index above 52%, meaning more than half of materials and processes are designed for reuse, recycling, and waste prevention
- 96% of construction waste can be recycled, reintegrating materials into the value chain and avoiding landfills
- Use of healthy materials in more than 95%, prioritizing products free of toxic components and with low volatile organic compound content
Roadmap 2026–2028
Circular Capital has ambitious plans for the next three years. Key objectives include:
- Multiply by six the managed value at the end of 2025 in the real estate business, reaching €480 million
- Expand the team to 27 professionals to drive innovation, operations management, and the development of its CIREP (Circular Impact Real Estate Platform)
- Incorporate new assets in Living and Hospitality, focusing on sustainability in hotel projects
- Manage more than 580 homes and launch Indular, its new industrialized product based on circular economy principles
